I have been working in the home industry for over 25 years which includes residential and commercial property management. I have a background in home renovation and working with some of the best vendors in the trades. I also have a passion for buildings and maintaining their structural integrity while having a keen eye for preventative maintenance.

Services
I offer a range of house watching/sitting services including pet care, plant care, mail collection, and general house upkeep. I am flexible and willing to customize my services to meet your specific needs.
Service is scheduled monthly. I make visual inspections of your home or property looking for obvious issues. My inspections include looking at your house, cottage, or condominium and making sure contents are in operational order.
Inspection includes looking for interior issues such as leaks, pests, mold, lighting, electrical, HVAC, and exterior issues like storm damage, pests, landscape issues, lighting, etc. I strongly recommend a minimum of two scheduled visits per month. I have found one scheduled visual inspection visit per month, leaves too much time (30 days) for common problems (pest, mold,
HVAC, exterior issues, etc.) to develop and grow.
Following each visit, I generate a customized report detailing my findings.
I charge a monthly fee to conduct these scheduled inspections. These fees are dependent upon several variables associated with your specific property including; location, size of the home, number of bedrooms & bathrooms, number of scheduled monthly visits, and any customized monthly services you require.
Should I find an issue or potential problem, I will immediately notify you. From there I will develop a plan for how you want to proceed.
Additional visits and services over and above the monthly inspections are proposed on a per-call, fixed fee, or project basis.
Home Watch Services can include:
. Home Exterior
- Examine property for broken windows, forced entry or vandalism
- Check screens or porch enclosures for signs of damage
- Remove newspapers, flyers, packages and debris from front walkway and/or patio
- Perform visual inspection of siding, roof, and gutters for obvious issues
- Check exterior lighting
- Check for visual pest infestations
- Check for damage following storms
- Check pool/spa for obvious issues
- Landscaping
- Check property for erosion or drainage problems
- Check for damage caused by fallen trees or limbs
- Check for obvious insect infestation or pest presence
- Check if landscape maintenance has been performed
- Check property to ensure all yard access is secure
- Inspect yard & planting beds for trash and weeds
- Check outdoor faucets for leakage or covered in cold weather
Home Interior
- Check the thermostat for proper settings and operation
- Examine all doors, windows, and sliders to ensure they are locked and secure
- Check the breaker panel
- Check refrigerators and freezers to insure functioning properly
- Operate all faucets and flush toilets
- Visual check for leaks or stains around windows, ceilings, walks, water heaters, under sinks, around toilets
- Investigate any noises, alarms, beeps, or odors
- Turn on lights and fans throughout the home
- Bulbs & lights are checked
- Check for visual pest infestations
Additional Optional Services
- Address package delivery needs
- Changed HVAC air filter(s)
- Flush HVAC condensation line
- Start and idle or drive stored autos and carts
- Water specified indoor/outdoor plants
- Collect mail from the street mailbox and process as directed
- Coordination of contract maintenance
- Cycle dishwasher and washing machine monthly
- If applicable coordinate irrigation system pump winterization and spring startup
Pricing
Pricing is based upon BI-WEEKLY and/or WEEKLY VISITS. Separate pricing for optional services and/or overseeing repair projects. Please inquire within for a FREE Quote upon a complete overview of your property inspection.
